We have two properties for sale about 400 yards from Casslerville Trail which is part of the New York State Otter Creek Horse Trail System.

 

 

The two lots are in the middle of the map, part of the fanshaped lot subdivision. They are the second and third one down. The horse trail starts basically at the bottom of the 'fan'!

Mohawk Trace is a narrow dirt road, maintained in a primitive fashion. We pull a three horse trailer in and out with ease and have no problem getting our large camper in either. If you have a huge low riding rig, it will be harder but not impossible. The neighbors at the end of the road do pull a very large living quarters in and out.

The area has many many folks camping with their horses. Most put up a small shed and a paddock to start. Although there is not water on the property, you can really delicious water at a spring not too far away.

 

Building codes for the Town of Greig are available on this page. Each lot is buildable you just have to follow the local and state codes.

Trailers...you can certainly park your trailer there for the season, but the Town of Greig prohibits living in a trailer more than 30 days per year. You can however tent year round!

 

Property One is Lot 6 of a survey done in 2006. It is 1155 long on the one side and 1083 on the other side. Road frontage on Mohawk Trace is about 250' and it narrows to about 160' at the back. The property lines are well marked with colored tree blazes and orange tape.

Property One is 5.38 acres for $35,000 firm. Property tax in 2008 was $247.83

Property two is 5.09 acres for $30,000 firm. Property tax in 2008 was $245.47

School tax on the combined properties in 2008 was $260.36

Each property has about 250' frontage on Mohawk Trace. Property One goes back 1155' and is 160' wide at the back. Property two is 1083' on the adjoining side and 1016 on the opposite side.

The 911 address for both properties is 6299 Mohawk Trace.

 

This is our set up on the 5.5 acre property for 2008. NONE of the buildings, truck, camper or horses are included in the price! The land has large beautiful pines that smell wonderful as soon as you drive on to the properties. The lots front on Mohawk Trace Road, a nice quiet private dirt road.
